Frequently Asked Questions
Let’s clear up a few things before you start
Potentially. Your lender may let you borrow against equity in your home, an existing rental or a combination of properties. The amount depends on the valuations, secured borrowing, equity the lender requires you to retain and your ability to meet the repayments.
Total equity is not the same as available borrowing. Ask your mortgage adviser to confirm the funding before treating it as a deposit, and include any additional deposit borrowing when comparing the next rental’s costs.
Your lender assesses the new purchase and the properties being used as security—not just the fact that it is your second investment. Existing investment-property lending commonly requires a 30% deposit or equivalent equity, while qualifying new-build purchases can offer more flexibility.
Using equity from another property does not remove the need for lending approval. The bank still checks the security and repayments. Also distinguish the deposit due under the purchase agreement from the total contribution your lender requires.
It can. Lenders typically consider rental income when assessing investment-property borrowing, but they may count only a proportion to allow for expenses. They also assess your existing loans and other financial commitments.
That means a rental covering its repayments today does not automatically establish how much you can borrow next. Your bank or mortgage adviser confirms that figure. We help you obtain and understand the property information and rental estimates needed for the purchase.
There isn’t one percentage that makes every rental a good purchase. Gross rental yield compares annual rent with the property’s price or value, before expenses. For example, $650 a week on a $650,000 property gives a 5.2% gross yield.
That is not your return after the mortgage. Compare rates, insurance, management, maintenance and vacancy as well. A higher advertised yield is a starting point for investigation, not a reason to skip the full cashflow comparison.
Put both properties on the same basis. Use realistic rental estimates and consistent interest-rate, repayment and vacancy assumptions. Then include each property’s actual rates, insurance, management, maintenance and shared ownership fees. These costs affect what remains after the rent is received.
Compare both the money required upfront and the ongoing top-up or surplus. Don’t compare an interest-only example with a principal-and-interest example without making that difference clear. We can help you work through these figures for the new-build options available through us.
It is worth comparing, rather than automatically buying locally or assuming another city will perform better. Look at the specific property, rental evidence, ownership costs and practical arrangements for looking after it.
A local property manager can handle tasks such as tenant selection, rent collection and maintenance, but their service and fees need checking. We’ll explain why a property in another location deserves consideration, rather than ask you to choose a city before seeing the comparison.
We help you compare your next property without starting the search from scratch with every developer. Bring what you’ve learnt from your current rentals. We’ll discuss what matters in the next purchase and explain the new-build options, rental estimates, costs and developer information.
You can keep working with your mortgage adviser, accountant and lawyer. There’s no buyer-service fee from The Property Factory; we’re paid by the developer when you buy. Your other purchase and ownership costs still apply.

1
Start with your reasons.
What has prompted you, what you’ve considered and what needs explaining.
2
Set up a useful comparison.
Agree which property information, costs and options to work through.
3
Know the next step.
That may be comparing properties, arranging a viewing or checking funding with your adviser.
A conversation does not commit you to a purchase.
